Where appropriate, we will preview properties on your behalf, providing detailed videos, photographs and our honest assessment of the property, its setting and the surrounding area. Whether you can move to Jersey depends on your individual circumstances. Unlike most parts of the British Isles, Jersey operates a unique system of housing and residential qualifications that governs access to different categories of property.
The information below provides a general overview of the housing categories.

Jersey’s housing market is divided into different categories, each with its own eligibility criteria:

  • Entitled – Residents who have built up the required period of residence (10 years) in Jersey can buy a property on the island.
  • Licensed – Individuals who move to Jersey to fill an approved, highly skilled role (either through their employment or by owning a trading Jersey business) can buy, sell or lease a property in their own name, providing they maintain their ‘licensed’ status.
  • Entitled for Work – Most people relocating to Jersey for employment fall into this category initially. You can rent registered accommodation and, over a continuous period of 5 years, may become entitled to purchase property.
    Registered – Those new to the island without entitled or licensed status can generally rent registered accommodation but cannot purchase property until their residential status changes.
  • High Value Residency (2(1)(e)) – Individuals who meet Jersey’s High Value Residency criteria may relocate to the island and purchase designated high-value property, subject to approval. Further information on this route can be found here .

Residential and employment statuses and what they mean

Whilst many aspects of the buying process are familiar, there are a number of notable differences, which include and are not exclusive to the following –
differences to be aware of. These include, but are not exclusive of –

Housing and residential qualification requirements – Buyers must satisfy the requirement criteria (as outlined in the FAQ – ‘Can anyone move to Jersey’ above) to purchase or occupy certain categories of property.

  • Conveyancing process – You will need to appoint a Jersey conveyancing solicitor to act on your behalf. Unlike in the UK, there is no separate exchange and completion process. Instead, the conveyance contract is passed before the Royal Court, at which point ownership transfers, funds are released and the transaction becomes legally binding.
  • Stamp duty and transaction taxes – Jersey does not operate the UK’s Stamp Duty Land Tax (SDLT) regime. Instead, buyers pay Jersey stamp duty together with any applicable land transaction taxes.
  • Mortgage lending – Mortgage products, lending criteria and borrowing requirements may differ from those offered by UK lenders.
  • Following completion –the transaction is formally recorded in the Public Registry, mortgage security is registered and Utilities and parish records are updated
